Booking & Cancellation Terms
Effective from 19 April 2026. By confirming a booking, the Guest confirms that they have read and agreed to these terms.
1. General provisions
1.1. These terms govern the accommodation service agreement between SRINI OÜ (reg. no. 14449790; hereinafter Host), which operates Maasika Villa, and the person making the booking (hereinafter Guest).
1.2. The accommodation property is a holiday home located in Paluküla, Hiiumaa, provided to the Guest for exclusive use (up to 12 sleeping places).
1.3. Only persons aged 18 or over may be a party to this agreement.
2. Booking and conclusion of agreement
2.1. A booking request may be submitted via the website, by email, or by phone.
2.2. A booking is considered confirmed once the Guest has paid the deposit (section 3) via the payment link sent to them.
2.3. If the deposit is not received, the booking remains unconfirmed and the dates are released.
3. Deposit and payment (season-based)
3.1. The deposit amount depends on the season of the arrival date:
- High season (01.06–31.08): deposit of 30% of the total.
- Low season (rest of the year): deposit of 20% of the total.
3.2. The deposit is paid immediately at booking via the payment link; once received, the booking is confirmed.
3.3. The remaining amount (100% final payment) is requested automatically by email with a payment link:
- In high season, 14 days before arrival (the remaining ~70%).
- In low season, 7 days before arrival (the remaining ~80%).
3.4. If the final payment is not made within 3 days, an automatic reminder is sent. If it remains unpaid, the booking is cancelled automatically and the dates are released.
3.5. If the booking is made later than the final-payment deadline (14/7 days before arrival), the full amount is due immediately upon booking.
3.6. All prices include VAT (where applicable). Bank transfer fees are borne by the Guest.
4. Cancellation and changes by the Guest
4.1. Cancellation notice must be submitted in writing to info@maasikavillad.ee. The cancellation date is the date the notice is received.
4.2. Cancellation fees depend on the time remaining until arrival:

4.3. A date change is permitted once free of charge, provided the request is made at least 30 days before the original arrival date and the new dates are available. A change will be treated as a cancellation if the new dates are at a lower price.
4.4. Shortening of the stay after arrival will not be refunded.
5. Right of withdrawal — statutory exception
This means that a confirmed booking cannot be cancelled by invoking the statutory 14-day right of withdrawal. Cancellations are governed solely by section 4 of these terms.
6. Cancellation by the Host
6.1. The Host has the right to cancel the booking if:
- the deposit has not been received by the deadline;
- force majeure circumstances arise (section 7);
- the property becomes unusable for reasons beyond the Host's control (e.g. plumbing failure, power outage, storm damage).
6.2. In such cases, the Host will refund the full amount paid within 7 business days. Additional compensation (e.g. transport, other expenses) is not covered by the Host.
7. Force majeure
7.1. Neither party shall be liable for failure to perform the agreement where such failure is caused by force majeure: natural disaster, war, strike, government order, pandemic, ferry disruption (including Hiiumaa ferry connection interrupted by storm for more than 24 hours), or similar event.
7.2. In the event of force majeure, the parties shall agree on a date change or cancellation without penalty. Any amounts already paid will be refunded within 14 days.
8. Check-in and check-out
8.1. Check-in: from 16:00
Check-out: by 11:00
8.2. Different times must be agreed in advance. In the event of late check-out without prior agreement, the Host has the right to charge an additional nightly fee.
8.3. At check-in, at least one adult Guest must present a valid identity document. Details of foreign nationals are registered in accordance with the Tourism Act.
9. Security deposit and liability
9.1. The Host may require a security deposit of €200, payable upon arrival and returned within 3 business days after departure if no damage has occurred.
9.2. The Guest is fully liable for all damage caused by themselves and their party. Damage exceeding the security deposit amount will be invoiced separately.
9.3. The maximum permitted number of persons in the property is 12. If this is exceeded, the Host has the right to terminate the agreement without refund.
9.4. Smoking is prohibited inside the property. A cleaning penalty of €150 applies for violations.
9.5. Pets are permitted only by prior arrangement.
10. House rules
10.1. The Guest undertakes to comply with the house rules, which will be provided together with the arrival instructions.
10.2. Quiet hours are from 23:00 to 08:00. Larger parties and events must be arranged in advance.
11. Personal data processing
11.1. Personal data submitted for booking purposes is processed by SRINI OÜ in accordance with the General Data Protection Regulation (GDPR).

12. Dispute resolution
12.1. The parties shall endeavour to resolve all disputes through negotiation. Written complaints should be submitted to info@maasikavillad.ee.
12.2. If no agreement is reached, the consumer has the right to contact:

12.3. Jurisdiction lies with the court of the Host's registered address; Estonian law applies.
